After a review of all the Architectural and Structural plans provided, a detailed House Framing Layout is developed with any structural recommendations needed to frame a structurally superior house with Smarter Cost Control and Material Management. Then, a detailed House Framing Material List is created listing all the framing components per level, by Size, Length, and Quantity to frame the entire house. No more “Shotgun Takeoffs” with huge piles of Waste and multiple dump runs or stacks of Overordered Expensive Lumber waiting for a Credit Return pick up. This House Framing Material List can be used for pre-construction pricing and getting a firm cost for budgeting. With this list, the Lumber Supplier can order and pre-stock all the material needed and be ready for a scheduled delivery. Having Smarter Cost Control and Material Management for House construction is critical and will eliminate:

  • Unexpected Framing Material over- costs during construction

Waste And Overordering

Getting a complete Roof Framing Material List and then framing the Roof is the most complicated, time-consuming, and costly part of framing a house. The last thing a Homeowner wants to see after the Roof is built is huge piles of waste or stacks of expensive over-ordered material covering the lot. Unfortunately, most material lists are done by someone with little to no roof knowledge or building experience, or by the Framer on-site, at the last minute, multiple times. This is called a “Shotgun Takeoff “. Having smarter cost control and material management during roof construction requires an accurate, complete Roof Framing Material List and Layout, with a Roof System Rafter Cut List and Layout.

Shotgun Takeoff

A Shotgun Takeoff is NOT a complete or accurate Material List and CAN NOT BE USED to get a firm Pre-construction material cost. It is usually prepared by a Sales rep to ballpark an estimate or by the Framer on-site during construction. This is a quick list of material put together to get started that results in multiple orders and deliveries of material that are usually the wrong lengths and quantities. This slows production and by the time the Roof System has been cut and set, the jobsite has huge piles of waste with multiple dumpster runs or stacks of expensive lumber waiting to be picked up for a credit return. This is not Smart Cost Control or Material Management and can create problems with budgeting in other areas of the project.

The Framers Language

With the complicated Structural Layout of a house the information needed by the Framer needs to be direct and specific to build a structurally correct house. Not using complicated Architectural and Engineering terminology the House Framing Solutions method uses The Framers Language. These are terms and phrases used by Framing crews so there is no confusion in the transfer of information. The House Framing Material Layout Plan and Material List are all laid out and written in the Framers Language and with a quick review any Framing crew can read and understand all the information provided. Just straight Build information we need written and laid out in the Language we use.

House Framing Materials List

After a review of all the architectural and structural plans provided, a complete structural layout is developed, along with any recommendations needed to build a cost-effective, structurally superior house. Then, a detailed Material List is created per level, listing all the Framing Material needed by Size, Length, and Quantity.  This Material List can be used for Pre-construction pricing and getting a firm cost for budgeting. Having Smarter Cost Control and Material Management is critical to House construction and will eliminate:

  • Production Loss during construction due to multiple orders and deliveries

Cost Saving Examples

Having Smarter Cost Control and Material Management is critical when building houses. This is an example of how using the House Framing Solutions Method can save Money and help with controlling Material for the House System. This is a Material Quote for a 4,575 square foot Custom Contract House that the House was Structurally Designed with the Floor Systems by the Lumber Supplier. They supplied a basic plan with the outline of the House showing beams and Rafter Material recommended. After a review by House Framing Solutions the following mistakes and House omissions were found:

  • Did not Identify (3) Dormers and the Roofs

With that Materials List and Price used as a Base for comparison (4) more separate lists were provided and were priced by the same Lumber Supplier and are shown with a description.

With that cost savings and having an Open Attic the Homeowners prepared the Attic Level with an additional set of Stairs and a Floor system for 1,255 square feet of Future Finish and Storage.

The House Framing Material Layout Plan, laid out in the Framers Language, is a complete detailed Layout of the Framing Material showing the Framer what has been ordered by Size, Length, Quantity and its Location. With the House Framing Material Layout Plan there is no more confusion regarding what has been ordered and where it goes, and the Framer can also use the Layout plan to double-check if the delivery is filled and then schedule the next Pre- stocked Package delivery.  This helps create Smarter Cost Control and Material Management and eliminates:
